Building or improving your home at Palmas del Mar should be a pleasurable experience for you and your family. Your residence at Palmas del Mar represents a major investment, and to maintain market values for you and your neighborhood the quality of design is very important. Design accepted at Palmas del Mar provide a higher level of architectural interest and detail than communities located in urbanizations or prediction oriented communities. Therefore, to make the most of your investment, Palmas del Mar requires that you procure the services of a registered Architect or Engineer to design your home and your exterior landscape.

The PHA Restrictive Covenants establish the Architectural Standards for Palmas del Mar. No structure or thing shall be placed, erected, installed or posted on the Properties and no
improvement or work (which term shall include, without limitation, clearing, excavation,
grading, staking and other site work, exterior alterations of existing improvements or planting or removal of landscaping), shall take place except in strict compliance with this Article, other provisions of this Declaration and the Design Guidelines and the appropriate endorsement from the Palmas del Mar Homeowners Association Architectural Review Board (PHA-ARB).

The ARB Design Guidelines have been prepared to help homeowners, architects/engineers, and builders to understand and become active participants in the design process, to ensure long-term community quality and elegance. The intent is to coordinate the architectural diversity while creating an interesting blend of homes that follows the Mediterranean Character of Palmas del Mar, and enhance the natural environment around us.
After the path of the Hurricane Maria, the PHA-ARB has been evaluating our Guidelines based on the lessons learned. We had published new guidance pertaining the following issues that are available at our ARB Office:

1. Installation of Spanish Roof Tiles
2. Installation of Solar Collectors
3. Installation of Power Generators

We greatly encourage any homeowners to follow the ARB Guidelines and comply with our
Restrictive Covenants and Regulations. Also, we promote that any homeowner that have
alternatives or proposals regarding any material or an architectural matter, to submit those to the PHA-ARB for a formal evaluation under our current Architectural Review Board Design and Development Guidelines and PHA Restrictive Covenants.
